The project includes the creation of three esplanades that represent links between the city and the sea and open up the space of the dune cordon to facilitate urban penetration. Among the proposed esplanades, some have a specific programming that facilitates their spatial and programmatic identification. They offer a large window on the ocean and a view of the horizon. The programs associated with the esplanades are framed by sectors of lightly structured buildings that do not interrupt the view corridor to the ocean. The project is composed of three esplanades that alternate the linear composition of the project and the landscape.
While the beach is certainly very defined, the thickness of the territory between the road and the beach is a no man's land with little character, enclosed by walls and fences, as well as privatized and places without uses. The project weaves new links between the city and the sea with esplanades - powerful visual openings at the intersection of the large urban grids.
Two devices accompany the project: A maritime concourse that 'greens' and improves the quality of the main road, and the beach promenade on the sea side. Beyond the links created by the esplanades, the sea concourse and the beach promenade are connected by natural paths that cross the dune belt.
It is not a question of creating an urban edge, but a new green space for the east of Casablanca: a maritime park. Large areas of nature are installed between the esplanades. This biodiversity, which affirms the character of the dune belt, is a necessary lung in a neighborhood that is sorely lacking one. The park is imagined as a natural territory that will require light gardening.
All the uses develop along the maritime concourse, with moments of great intensity on the esplanades and squares, with moments of pause along the natural areas. Popular, adaptable, and flexible are the key notions of the use of this territory which should not be determined in a fixed way. The uses follow the seasons and the times of the year.
